01
A calendar alone does not prove stability
The start date matters, but so do the borrower’s prior work, the nature of the business, ownership, earnings trend, and whether the activity is likely to continue. A long-established company with newly acquired ownership can raise a different question from a professional continuing the same work through a new entity.
02
Documentation periods are program-specific
Tax-return periods, business verification, current financials, and exceptions vary. Some investor programs market shorter documentation histories, but that does not eliminate underwriting, expense analysis, credit, assets, property review, or lender overlays.
03
Transitions should be reviewed before a purchase contract
A move from W-2 employment to 1099 contracting or business ownership can change both the income category and acceptable evidence. Early review preserves more choices and prevents a prequalification based on the wrong income method.
Education boundary
General information is not a borrower decision
General education: These pages explain common decision points and documentation categories.
Borrower-specific review: Income, eligibility, available programs, costs, property acceptance, and approval depend on current documents, the selected lender or investor, and underwriting. Tax and legal decisions belong with qualified advisers.
Frequently asked questions
Questions that add to the analysis
Does two years in the same industry equal two years self-employed?
Not automatically. Related experience can be relevant under some rules, but the actual self-employment history and selected program still control.
Does changing from sole proprietor to S corporation restart the history?
It can require explanation and continuity documentation. The result depends on ownership, operations, income, legal change, and program treatment.
Can one year of returns ever be enough?
Some programs or automated findings may permit a shorter documentation period under specific conditions. It should never be promised without the complete facts and current rule.
