A mortgage is a coordinated transaction involving the borrower, property, program, documentation, and several independent participants. The process works better when expectations and risks are surfaced early.
1. Start with the goal
Gary begins with what the client is trying to accomplish, the timing, the property or market, current housing, available funds, and what matters most in the decision.
2. Review the complete picture
Income, employment, assets, debts, credit, occupancy, property type, insurance, and documentation can affect the path. A useful preapproval or scenario review looks beyond a single number.
3. Compare legitimate options
Gary explains applicable program structures, payment and cash-to-close considerations, documentation requirements, and meaningful tradeoffs. Program availability and eligibility can change, and not every option fits every borrower.
4. Set expectations
The client and transaction partners should understand milestones, open questions, needed documents, and what could change. A preapproval is not a guarantee of final approval or closing.
5. Communicate and coordinate
Gary remains personally involved and works with First Coast Mortgage Funding’s processing and operational team. Updates focus on what has happened, what is needed next, and what a material issue means.

When a file becomes difficult, Gary diagnoses the issue, involves the appropriate people, evaluates legitimate alternatives, and communicates the result. He does not claim that every loan can be rescued.
7. Prepare for closing
The final steps include satisfying applicable conditions, reviewing official disclosures, confirming funds and timing, and coordinating with the parties responsible for the closing.
