Share only the transaction stage, general location, property type, timing, broad question category, and a short description with no borrower-identifying or financial information. Gary will arrange the borrower-authorized secure next step if needed.
Keep the first message transaction-level
Do not identify the borrower or include an address, income, assets, credit score, debts, immigration record, military documents, tax information, account data, or attachments. The brief is designed to decide what conversation should happen next—not to underwrite the loan.
What happens next
The brief opens a pre-addressed email in the Realtor’s email program. Gary can respond with general direction, request a phone conversation, or invite the borrower to use the approved secure application and document system. Email remains an ordinary contact channel, not a secure document portal.
Communication boundaries protect the client
Gary will not disclose private borrower information without appropriate authorization. Status communication focuses on milestones, transaction needs, and decisions the Realtor must coordinate.
No borrower names, addresses, income, assets, debts, credit details, Social Security numbers, dates of birth, immigration or military records, account data, documents, or attachments.

Does submitting the brief start a loan application?
No. It sends a general email and is not an application, approval, rate request, or commitment to lend.
Can I include the buyer’s first name?
No. Keep the scenario anonymous until Gary coordinates an authorized next step with the borrower.
Can I attach a denial letter or tax return?
No. Do not send borrower documents through the scenario brief or ordinary email. Gary will provide the approved secure path if a borrower requests a review.
